Position Summary职位描述:

制定并组织实施工程服务年度计划，定期对公司水、电，以及厂区内所有的建筑物、路面进行检查，发现危房、漏房，及时上报，并提出合理的维修计划，消除事故隐患，科学地做好公共区域设施设备运行/维修服务工作，使公共区域设施设备保持正常工作状态，满足员工的维修服务需求。

Key Responsibilities主要职责:

1. 制定公司公共设施管理制度与流程。
2. 制定设备、设施年度维修与保养计划和预算，组织并跟踪实施。
3. 建立设备（工具）汇总表和设备管理台账、档案，记录设备及设备检修情况、重要零部件更换情况。
4. 定期对房屋本体完好率、设备完好率等进行统计和分析，对设备设施、房屋本体大修方案进行评估和审核。
5. 定期收集、统计分析水电气等能耗的数据，指导水、电、物料等能耗的管理。
6. 负责对责任区域内的设施定期检查、维修保养，包括用水、用电、空调、电梯等设施，排除安全隐患，发现问题，立即采取改善措施，确保公司用电的安全以及相关设施的正常使用，并做好记录。
7. 负责与外部水、电、大型设备、基建售后维修公司的联络，以及开发新的维保供应商。
8. 负责对外委工程立项、合同、验收和预算，跟踪外委工程施工进度，质量及管理进行监督检查，定期汇总和分析外委工程情况。并定期对外委方的服务进行审核，对外委方提出改进要求。
9. 完成上级交办的其他工作任务。
